Cost

There is a non-refundable application fee of $65 per adult 18 years old and older that will be occupying the property that must be submitted with your application. Self-employed applicants will be requested to have their banking records verified by The Closing Docs. The cost for this verification, $10.00, is the responsibility of the applicant.

To qualify for the advertised security deposit amount you must meet the following criteria. If your credit, residence history, income, and/or employment history does not qualify, you may still be approved but at a higher security deposit amount.

Contingent Approval - Credit Score Based

All lease transactions involve risk. To mitigate this risk for both landlord and tenant, Atlanta Property Management Group routinely video tapes the condition of properties before and after each tenancy, ending most security deposit claim disputes before they begin. Offering an approval based upon total credit score comes with even more inherent risk to the landlord and property manager. Much like with Apartment Communities, an approval can be offered even to tenants with less than perfect credit as long as they can pay the additional deposit associated with their credit scores to offset the risk involved.

Co-signors must apply and go through the same application process as a future tenant-occupant. Co-signors must also have a VantageScore 3.0 Credit Score of 650+ and meet the income requirement on their own. A co-signor’s credit score is not averaged with the other applicants. A co-signor’s gross monthly income is not combined with the other applicants.

No Credit Score

Applicants who do not have a credit score may be assigned a score of 400 for the purposes of determining their risk mitigation deposit.

Multiple Applications

Atlanta Property Management Group continues to market and process all received applications until a property is removed from marketing by the receipt of a Reservation Fee and Reservation Agreement from an approved applicant. In order to evaluate a rental application it is necessary for Atlanta Property Management Group to expend time and cost in credit reports, criminal reports, and other administrative cost. Our policy is that the application fee is non-refundable. If your application is approved or currently being processed when it is removed from marketing, we will be happy to transfer your application to another property within 65 days of the original screening date.

If You Withdraw Before Approval

If you or any co-applicant withdraws an Application or notifies us that you’ve changed your mind about renting the dwelling unit, we’ll be entitled to retain all application fees as compensation for expenses incurred to obtain your credit report and process your application and the parties will then have no further obligation to each other.

Keys or Access Devices

We’ll furnish keys and/or access devices only after: (1) all parties have signed the contemplated Lease Contract and other rental documents referred to in the Lease Contract; and (2) all applicable rents, security deposits, and fees have been paid in full.
