    Atlanta Property Management Group specializes in end-to-end management of single-family homes.

    We serve Atlanta, DeKalb County and southeast Cobb County, including Roswell, Vinings, Sandy Springs and portions of Alpharetta. We are not sales agents who also manage rental property—rental property management in Atlanta is all we do. Period.

    Professional and experienced leasing agents will provide front-line support to tenants on behalf of the property owner. Atlanta Property Management Group is the sole point of contact for all tenants.

      Our extensive tenant screening process ensures that only the best tenants are placed in your rental home. Our process includes:

      Each property has a page on our website featuring a marketing video, photos, description and driving directions. Rental properties are marketed on a variety of free and paid websites. Rental applications are taken online. Leases may be executed via email and fax. Using the Internet, we have leased properties sight-unseen to tenants from out of state many times.

    • Owner Payments and Statements

      Each owner has a secure folder on our website which includes video inspections of the property and downloadable copies of the management agreement, the lease, paid invoices, and monthly and annual financial reports. Owners are paid by direct deposit. Owner funds are disbursed on the 10th business day of each month. Owners receive a 1099 form at year-end for tax preparation.

    • Maintenance

      All maintenance is completed via our sister company, Church Street Home Repair, Inc., a fully licensed and insured Georgia general contractor. We can handle most any repair and we monitor an emergency maintenance hotline 24/7.

    • Rent Collection and Evictions

      We insist on timely rent payment from tenants. We act promptly when rent is not paid. When necessary, we handle the entire eviction process.

    • We Pay Referral Fees

      When you refer us a full leasing and management account, we will pay you a referral fee of 25% of the first month’s rent.

    • Your Clients will Always be Your Clients

      When you refer us a management opportunity, we will agree in writing that we will never sell the property you refer to us. All we want is the management contract. We are usually the first to find out that owner is thinking of selling. You will be notified immediately should the client express an interest in selling a property you referred to us. We are not your competition, the clients are always yours. We protect your interest so you can get that listing down the road.

    Atlanta Real Estate Investors:
    Contact Atlanta Property Management Group Before You Buy

    For a $350 fee, Atlanta Property Management Group will prepare a Due Diligence Report. We will:

    • Visit the property.
    • Give you our decision as to whether we will agree to manage the property if you buy it.
    • Deliver an estimate of repairs needed to make the property ready through our sister company Church Street Home Repair.
    • Project the after-repair rental value of the property.

    Every month we speak with investors who have purchased property that will never function as a money-making investment because the property is located in a hopeless area, the renovation of the property will cost far more than the investor planned at closing, or the investor counted on a rental price several hundred dollars more than the property will actually command in the market. It is heart-breaking to advise the owners that their best option is to unload the property however they can and move on.

    If you have us perform a Due Diligence Report and subsequently hire us to manage the property we will waive our $200 new property intake fee for that property. The net cost to you for this service is only $150 if you hire us to manage the property.

    Church Street Home Repair has the capability to repair income property and make it rent-ready. We never know what we are going to find when we are given a property that is presented as ready for occupancy when other contractors have done the work. If Church Street Home Repair has done the work big surprises at move-in are greatly reduced.
